Proper surface preparation is the foundation of a long-lasting sealcoat. Our commercial-grade power washing removes embedded dirt, algae, oil stains, and loose material that would otherwise prevent the sealcoat from bonding.
Why Surface Preparation Determines Sealcoat Performance
Sealcoating applied over a dirty, oily, or algae-covered surface will not bond properly. The sealcoat may look uniform when first applied, but it will peel, flake, and fail prematurely — often within a single season. The surface preparation step is not optional; it is what determines whether a sealcoat lasts 3–5 years or fails in 12 months.
Commercial-grade power washing at 3,000–4,000 PSI removes embedded dirt, biological growth (algae, moss, mildew), loose aggregate, and surface contamination that standard garden hoses cannot address. Oil stains require additional treatment with a commercial degreaser and bonding primer before sealcoating can proceed.
